• Downtown Orlando’s 55 West condo community just signed a new restaurant tenant at the end of November for a 5,700-square-foot space on the first floor of the 32-story condo tower.

Nikesh Patel, plans to open a new upscale restaurant and lounge concept called “Heat” by the spring 2010. The main feature of the restaurant will be a tandoor-style clay oven, but the food will include a fusion of healthy cuisines, including Indian, Middle Eastern and even some French sauces. The estimated $2 million buildout is expected to start in mid-January.

55 West condos feature 377 apartment units, along with 75,000 square feet of retail shops and restaurants. Existing restaurants are Amura Japanese Restaurant, Panchero’s Mexican Grill and Gino’s Pizza & Brew.

The downtown Orlando condos at 55 West are now being rented in earnest until the market regains traction, giving renters the opportunity to live in one of Orlando’s newest and most conveniently located condo towers.
