Langford Condo Trouble

The LangfordAccording to the Orlando Business Journal, Winter Park’s The Langford will become the subject of legally binding arbitration to settle complaints filed by the Langford Corporation against the developer and The Langford LLC.

Apparently, the complaint alleges that The Langford LLC is refusing to provide access to project-related records. In addition, there is a complaint that the developer misappropriated revenue, submitted false information to the lender and, according to the OBJ “negligently gave unrestricted access to $18.5 million in construction loans to an Ohio auto dealer who spent 30 months in the federal penitentiary for mail and wire fraud; and obtained construction funds through deceit.”

The complaint also alleges that the project was originally supposed to be completed in July 2006 but was delayed and portions were improperly built by unlicensed, unregistered businesses that didn’t have the proper insurance or certifications. Damages in excess of $75,000 are being sought.

    4-3-07: According to the OBJ this dispute will be settled in the very near future when Douglas Trovillion buys out the Langford Corp.’s interest.

    Trovillion partnered with an unnamed investor to take over the project estimated at $36 million.

    The project is expected to open in the late spring with nearly all of the exterior construction work completed.

    About 21 of the units have been sold and sales volume is about $22 million with the first closings scheduled for this May – according to a press release.
